What's the difference between a refinish and a screen and coat?

Refinishing hardwood floors involves sanding and finishing the floor with multiple coats of finish over a series of days. When you sand a hardwood floor you actually go down to bare wood and take a small amount off the top.

Screen & Coat is a repeat of the process that is completed while applying the coats of finish to the hardwood. It is a screening (mild abrasion) of the topcoat of finish in preparation for a new layer of topcoat urethane. This process renews the top protective layer of finish. It will remove or minimize a lot of the fine scratches and wear which has taken place to your floor.

However, if improper cleaning solutions have been used (those with oil or waxes), the screen and coat will not bond to the existing finish. These oils or waxes act as a contaminate (sort of like spraying Pam on a pan), and it will not allow a bonding to the prior coats of finish. Sanding and refinishing existing hardwood is a excellent way to update the apprearance of your flooring at a substantial savings over replacing flooring. While solid 3/4" thick floors can typically be sanded 3 or 4 times. Hardwood flooring does have a 'life'. The above picture has probably had some water damage, or excessive sanding which has taken it down to the tongue & groove in some areas. There is alot of filler between the boards. Sanding hardwood to the tongue and groove will cause flooring to move, crack sides on the tongues and squeak.
Refinish is still a great option, but also be mindful of proper maintenance, which can include screen & recoat to renew your finish. This will extend the wear of your hardwood without affecting its 'life'.

Vacuum Regularly
Even though hardwood floors are protected with layers of polyurethane or a protective finish, it is important to vacuum regularly. This prevents the dust from settling in between the grooves, making it more difficult to remove the dust when cleaning.
Dust Properly
Before cleaning your hardwood floors, it is important to remove the dust from the floor by using a broom that has soft, fine bristles. Some people may not realize that a regular broom does not pick up the tiny particles of dust that this type of broom will, which results in dust sticking to the floor when you begin mopping. If you do not have a broom with soft and fine bristles, use the attachment that comes with your vacuum cleaner to dust the floor effectively.
Which Solutions to Use
Bona Kemi is the recommended floor cleaning product for any kind of hardwood floor. Using a homemade solution rather than a store-bought one is just as effective and may be better for your health and that of your pets. Use a mixture of white vinegar and water; mix one cup of vinegar with every two gallons of warm water, and mop with a damp cloth.
